 In a perfect world, every buyer would get a home inspection. But in today’s competitive seller’s market, especially in Monroe County and surrounding areas, things are a bit more complicated.

What a Home Inspection Does

A typical home inspection covers the structure, roof, plumbing, electrical, HVAC, and more. It helps buyers understand the condition of the home and anticipate future repairs.

Why Some Buyers Waive It

 In multiple offer situations, buyers often waive their right to an inspection to be more competitive. Sellers prefer offers without inspection contingencies—not because they have something to hide, but because it removes a potential deal-breaker and speeds up the process.

Should You Skip It?

If you’re comfortable with the risks or have construction experience, waiving the inspection might work for you. But if you need peace of mind, an inspection is worth it—even if it costs you a  competitive edge.  One inspection I always encourage my clients to never skip is the septic inspection
